SERVICED ACCOMMODATION MANAGEMENT · LANDLORDS
PCCO Stays turns suitable properties into professionally managed short and medium-term accommodation. We handle the listings, guests, pricing, cleaning, check-ins and day-to-day operation — while you stay hands-off.
Fortnightly owner payouts · 30 days’ management notice · No traditional AST model

A DIFFERENT WAY TO EARN
Serviced accommodation can create a different income profile from a conventional long-term let, while PCCO handles the operation.

Potential only, not a guarantee. Revenue varies with location, occupancy, pricing, seasonality and operating costs.
Every property is assessed individually. We will never promise a fixed income where the market does not support it.
LESS LANDLORD ADMIN
Built for landlords who want the property earning without turning it into another full-time job.
Rather than locking the property into a conventional long-term AST, PCCO operates it as managed short and medium-term accommodation, subject to property suitability and applicable permissions.
PCCO collects accommodation income and pays your cleared owner proceeds every fortnight after deducting our agreed management fee and any agreed property costs.
Listings, pricing, guest messages, check-in, checkout, cleaners, linen and replenishment are coordinated by PCCO.
Cleaning after checkouts and servicing during longer stays gives regular visibility of the property’s condition rather than leaving it unseen for months.
We combine major booking channels with PCCO’s contractor, corporate, relocation and professional accommodation demand.
Give PCCO 30 days’ written notice and we will wind down operations and stop taking new bookings beyond the termination date. Existing confirmed bookings must be honoured or otherwise agreed.
FULL MANAGEMENT IN BOTH PACKAGES
The 15% and 20% packages receive the same complete management service. The difference is who absorbs qualifying everyday repair and replacement costs.
TWO SIMPLE OPTIONS
Choose how much of the everyday property-care cost you want PCCO to absorb.
Complete serviced accommodation management.
Complete management, plus the everyday little property headaches.
Qualifying wear-and-tear items are subject to fair-use terms. Guest-caused damage is pursued through the guest/platform where appropriate.
WHAT THE LANDLORD PROVIDES
A clear split of responsibilities keeps the model simple.
Typical initial landlord contribution for staging and guest-ready setup, depending on property size, condition and what is already in place.
May include linen, towels, kitchenware, mirrors, lamps, accessories, additional furniture, styling and access equipment.
Utilities and bills remain the landlord’s responsibility, together with major maintenance such as electrical work, plumbing, boilers/heating, structural repairs and major appliance or furniture replacement.
WHAT WE ARE LOOKING FOR
PCCO is deliberately building a managed portfolio that works for professionals and project teams, not just weekend leisure guests.
Driveways, dedicated off-street spaces and van-suitable parking are especially valuable for contractor accommodation. Free unrestricted street parking can also work.

The practical details behind the PCCO model.
PCCO’s model is designed around managed short and medium-term guest accommodation rather than a conventional long-term AST. The exact legal, planning, lease, mortgage and insurance position depends on the property and remains subject to the relevant rules and permissions.
Owner proceeds from cleared accommodation income are reconciled and paid fortnightly after deducting the agreed PCCO management fee and any agreed property operating costs.
Yes. Our intended management model uses 30 days’ written notice. We then stop accepting new bookings beyond the termination date. Existing confirmed bookings must be honoured or otherwise agreed, and early cancellation or relocation costs may apply if the property is required back sooner.
The landlord remains responsible for property bills such as gas, electricity, water, broadband, council tax where applicable, insurance and ownership or lease costs.
The landlord remains responsible for major electrical, plumbing, boiler/heating, structural and similar property maintenance under both packages.
Both packages receive the same full management. The 20% + VAT option adds qualifying everyday property-care items such as minor furniture repairs, handles, blind/curtain repairs, light bulbs and qualifying small appliances or furnishings costing up to £150 per item, subject to fair-use terms.
Yes. PCCO coordinates cleaning, linen and replenishment in both packages. The management fee covers the management service; underlying property operating costs are handled separately unless they are charged to the guest or otherwise agreed.
No. Revenue and occupancy depend on the property, location, market demand, pricing, seasonality and availability. Any revenue figures shown on this page are illustrative examples, not guaranteed returns.
