Ready to welcome guests
Safe, clean, well-maintained and fully furnished accommodation, with suitable sleeping arrangements and a functioning kitchen or appropriate kitchenette.
The practical essentials
Reliable Wi-Fi unless specifically agreed otherwise; utilities and bills as agreed; and clean linen and towels where included in the booking.
Operated responsibly
Legally operated, with insurance appropriate to its use and any licences or permissions required for that accommodation. Maintain relevant gas safety documentation where applicable, electrical safety documentation, and smoke and CO alarms as required.
Accurate and dependable
Photos and information that reflect the property, a responsive host or manager for maintenance and urgent guest issues, and availability at the dates and rate confirmed when a booking is accepted.
Parking is a plus. Van-friendly or off-street parking is especially useful for contractor accommodation, but is not mandatory for every property.
A fair working relationship. Please keep bookings from clients introduced by PCCO with PCCO. Detailed arrangements are covered in the formal Host Terms before proceeding.

How much does it cost to join?
Nothing: £0 joining, £0 listing and £0 monthly fees. The launch commission is 7.85% + VAT on successful bookings introduced by PCCO. The first 200 approved properties that go live receive that rate locked for 12 months. Bank transfer carries no additional PCCO payment-processing fee where no external processing cost is incurred. Card, debit card, Stripe or another payment-processing service may carry a separate 1.35% payment-processing charge.
Which bookings does PCCO charge commission on?
Only bookings or business introduced by PCCO. We do not take commission on your existing business or bookings from Airbnb, Booking.com, your own website or other independent channels.
Do I have to accept every booking?
No. You review each requirement, confirm your availability and price, and choose whether to proceed. A PCCO enquiry does not automatically create a booking.
What kind of stays does PCCO source?
Furnished business accommodation across the UK, particularly medium and longer stays for contractors, corporate travellers, relocation, insurance and temporary housing, healthcare staff and production crews. Requirements depend on client demand.
Can I list multiple properties?
Yes. We welcome individual hosts, serviced accommodation operators, landlords offering short or medium-term accommodation, aparthotels and portfolios of all sizes. Every property is subject to review.
Can I continue using Airbnb, Booking.com and my own direct-booking channels?
Yes. PCCO is non-exclusive. You remain free to use other channels and manage your pricing and availability.
How do I send multiple properties?
Use the open text box in the form to paste links, property names, portfolio details or any other useful information in whatever format is easiest. You can also email your full list to partners@thepropertycareco.co.uk.
What happens after I apply?
Our partnerships team reviews the information and contacts you if anything else is needed, including property details or relevant documentation. Submitting the form does not automatically approve or publish your property. We contact suitable partners when relevant requirements arise.
Are bookings guaranteed?
No. Joining the network does not guarantee enquiries, bookings, occupancy or income. Each opportunity depends on client requirements, property suitability, availability and agreement on the booking details.
