PCCO PROPERTY PARTNERS
PCCO Property
Partner Terms.
These terms explain the commercial relationship between PCCO Stays / The Property Care Co. and accommodation providers in the PCCO property network.
Terms version: 2026-09-26-v1 · Effective 26 September 2026
1. Our relationship
PCCO Stays / The Property Care Co. (PCCO) acts as an accommodation intermediary, booking and sourcing partner connecting accommodation providers (Property Partners) with customers requiring temporary, contractor, corporate, relocation and other accommodation. Joining the PCCO property network does not create an employment, tenancy or agency relationship beyond the specific booking or introducer arrangement established under these Terms. The Property Partner remains responsible for operating and maintaining its accommodation lawfully.
2. Non-exclusive partnership
This arrangement is non-exclusive. Property Partners may continue using Airbnb, Booking.com, direct bookings and other agents or platforms, and may market their properties elsewhere. PCCO commission applies only to relevant bookings and customers introduced through PCCO. Unrelated existing or independently generated bookings are not subject to PCCO commission.
3. Commission and founding partner arrangement
PCCO charges a commission of 7.85% + VAT on each completed booking introduced or secured through PCCO. The commission is calculated on the gross accommodation booking value agreed for that booking. A refundable security deposit is not accommodation booking value and is excluded. There is no joining fee, listing fee or monthly subscription fee under the current founding partner arrangement. The first 200 approved properties that go live with PCCO receive the founding commission rate locked for 12 months. Commission does not apply to the Property Partner’s unrelated Airbnb, Booking.com, direct or other independently generated bookings.
4. Host payouts and payment processing
Where PCCO collects payment for a booking, PCCO will remit the accommodation provider’s booking funds, less the applicable 7.85% + VAT PCCO commission and any applicable agreed payment-processing charge. The payment and remittance arrangements for the specific booking will be confirmed separately. Where payment is made and received by ordinary bank transfer and no external card-processing cost is incurred, there is no additional PCCO payment-processing fee. Where a transaction is processed by credit card, debit card, Stripe or another payment-processing service, a separate 1.35% payment-processing charge may be deducted from the host payout for that transaction. This charge is separate from the 7.85% + VAT commission; it is not an additional commission rate. These Terms do not create an online customer payment facility.
5. Protecting PCCO introductions
Where PCCO introduces a prospective guest, company or customer to a Property Partner in connection with a specific accommodation requirement, the Property Partner must not intentionally circumvent PCCO by completing that introduced booking directly with the customer for the purpose of avoiding the agreed PCCO commission. If an accommodation booking arising from a PCCO introduction is subsequently completed directly between the Property Partner and the introduced customer, the Property Partner remains liable for the same PCCO commission that would have been payable had the booking been completed through PCCO. This covers the originally introduced booking, an extension of that same booking where PCCO facilitated the original introduction, and a directly substituted booking arising from the same PCCO accommodation enquiry. The consequence is payment of the agreed commission, not an additional financial penalty. This clause does not claim commission on unrelated customers or unrelated bookings.
6. Property information and photographs
By supplying PCCO with property links, photographs or property information, the Property Partner confirms it has the rights and authority to supply that material and grant this permission. The Property Partner authorises PCCO to copy, store, resize, optimise, publish, display and market the supplied photographs and listing or property information, including material at the links it supplies, for the purpose of marketing the accommodation and generating bookings. The Property Partner is responsible for obtaining the necessary permissions from photographers and other rights holders. This permission does not transfer ownership of the material to PCCO.
7. Accurate information
Property information must be materially accurate. Photographs must fairly represent the accommodation; bedroom counts, sleeping and bed configurations, guest capacity, amenities and parking descriptions must be accurate. Property Partners must promptly tell PCCO about material changes and must not knowingly confirm dates they cannot honour. PCCO relies on the information supplied by the Property Partner; the Property Partner remains responsible for inaccuracies in that information.
8. Property Partner responsibilities
The Property Partner is responsible for lawful operation, appropriate insurance and any relevant licences, consents and permissions. It must meet applicable gas safety, electrical safety, fire, smoke alarm and carbon monoxide requirements, maintain safe and clean accommodation, respond reasonably to maintenance issues and respect the agreed guest capacity. Utilities, services, linen, cleaning and other facilities promised for a booking must be supplied as agreed. The Property Partner remains responsible for the booking-specific commitments it accepts.
9. Opportunities, availability and confirmation
PCCO may send accommodation opportunities to the Property Partner, which remains free to accept or decline each proposed booking. An enquiry or property listing is not a confirmed booking. A booking becomes confirmed only once the relevant booking details have been agreed and confirmed. Listing with PCCO does not guarantee bookings, occupancy or income. Customer date selections express requested dates and do not represent live availability.
10. Booking-specific terms
Property-specific cancellation, deposit and payment arrangements supplied by the Property Partner may be incorporated into the agreed booking details. PCCO may communicate these terms separately while arranging the booking. The parties should confirm applicable arrangements before confirming the booking; listing information alone does not replace the agreed booking details.
11. Accepting these Terms
The person accepting confirms that they are the Property Partner or are authorised to accept on its behalf. Acceptance is made by ticking the agreement checkbox and selecting Accept Partner Terms. No handwritten signature, drawn signature or signature service is required. PCCO records the partner identity, company where known, email, date and time, Terms version and affirmative checkbox acceptance securely as evidence of the agreement. Contact partners@thepropertycareco.co.uk with questions about these Terms or your partner record.
